StratMap curates a listing service targeted at pre-qualified property investors already researching your area, price band, and type on the tracker. We manage the buyer introductions so you never get spammed. Real estate agents run a broader public marketing campaign at 2-3% commission plus fees. If your property is investor-appropriate (established residential, commercial, off-market opportunity), StratMap likely reaches the right buyers faster and cheaper.
Only when your property sells to a buyer we introduced. No sale, no fee. If you don't get a match within 90 days, we discuss whether to keep the listing active or withdraw. There is no listing fee, no marketing fee, no auction fee.
You need to check your agent's engagement letter. Some are exclusive listings, meaning you can only sell through that agent for a period. Others are open. If you are unsure, ask your agent or your solicitor. StratMap is not a real estate agent and does not conflict with an existing agent engagement, but the agent's fee structure may still apply.

You do, via your conveyancer or property solicitor. StratMap curates the listing and facilitates the buyer introduction. The transaction proper (contract of sale, deposit handling, cooling off, settlement, negotiation) runs through the parties' legal representation. StratMap does not represent you, does not negotiate on your behalf, and does not handle any transaction monies. This is why StratMap is not a real estate agent and is not subject to real estate agent licensing.
Both parties sign a Commitment to Proceed document before contact details are shared. That document has a 12-month clause: if a transaction is concluded between the parties within 12 months of introduction, whether via StratMap or independently, the platform fees are due, with a 3x liquidated damages multiplier if not paid ($30,000 instead of $10,000 total). StratMap also runs automated title checks via CoreLogic on all listed properties to verify settlements, and this is disclosed and consented to at signup. The framework is designed so the vast majority of parties pay because it is fair and the alternative is embarrassing themselves in a small Australian property market.
Listings auto-refresh every 14 days. Two days before the refresh deadline you get an email prompting a one-click confirmation that your pricing and timing are still current. This takes 30 seconds and keeps your listing live. If you do not refresh, the listing automatically comes off the marketplace and you get a relist link if you want to bring it back later. Zero ongoing management on your end.
Yes. A bracket is often better if you want to see the market interest before committing to a number. You can indicate whether you would consider offers under the bracket floor. StratMap does not negotiate on your behalf; the bracket is a signal to buyers about what range you would accept.
No. Each listing is its own engagement. You can list one property and use a real estate agent for the next. There is no lock-in.
Every buyer who expresses interest must be a StratMap Paid subscriber, submit a readiness signal (pre-approval status, deposit ready, timing), and place a $500 refundable deposit. You see the readiness signal (not the buyer's name or contact) and decide who to meet. We send the introduction only for buyers you approve.
